Green Building and Immune Building Certifications provide independent third-party verification of a building's environmental performance, energy efficiency, indoor environmental quality, and occupant health — supporting asset value, tenant attraction, and sustainability compliance.
The most widely adopted frameworks include LEED (Leadership in Energy and Environmental Design, administered by the US Green Building Council), BREEAM (Building Research Establishment Environmental Assessment Method, UK), the WELL Building Standard (International WELL Building Institute), Fitwel (Center for Active Design), IGBC (Indian Green Building Council, affiliated with CII), and GRIHA (Green Rating for Integrated Habitat Assessment, India's national green building rating). In India, GRIHA 4-Star and 5-Star ratings and IGBC Platinum ratings are increasingly required for government and public sector developments. LEED and BREEAM Excellent and Outstanding ratings support green bond eligibility, ESG real estate fund criteria, and tenant sustainability requirements from multinational occupiers. CSRD ESRS E1 requires disclosure of energy efficiency improvement initiatives, making building certification an evidence base for climate transition reporting.
